The energy boom is on, and Sheridan, Wyoming real estate has never
been hotter. The market is strong, and there are many types of
properties available, from historic older homes, custom spec homes, to
mini-ranchettes. Sheridan is a great place to live and raise a family, and
the Sheridan market offers great opportunities for investors.
Energy prices have skyrocketed in the past few years creating a
booming economy in energy-rich Wyoming. Local employers are
desperate for employees, and the rental market is tighter than it has
ever been. On top of that, Wyoming is becoming one of the fastest
growing destinations for retirees to hang their hats.
While real estate prices have doubled and even tripled in the Sheridan
area over the past two decades, home and property prices are still low
compared to other areas of the country. This fact makes the beautiful
Sheridan area attractive to retirees from other parts of the country
where real estate prices are extremely high – like California and the
East Coast. Buyers can find properties with Mountain views, multiple
acres, in safe, almost crime free neighborhoods for a fraction of the
cost found in their home states.
The good news for potential buyers is that there is plenty of land left to
build on in Sheridan County. Local developers have created subdivisions
for all kinds of lifestyles. New subdivisions are available with lots as
large as 35 acres, where buyers can spread out with horses,
workshops, or nearly whatever their imaginations can come up with.
Other subdivisions feature all the luxuries of country club living.
Sheridan, Wyoming real estate offers buyers an excellent investment
opportunity. Prices have been steadily rising over the past several years.
I remember buying my first two bedroom home in Sheridan for $40,000
nearly twenty years ago. That same house recently sold for $180,000
with very few improvements since I had it. This is only one of many such
examples.
As I mentioned before, the rental market is tight in Sheridan. The
methane industry has attracted hundreds of new workers from out of
state who need housing. Wise investors can see the value in the
Sheridan rental market, and are planning accordingly. Several new
apartment complexes are currently under construction in the area.
As I write this the median price for homes for sale in the Sheridan, WY
real estate market is $275,000. This is double from ten years ago, and
the market shows no sign of slowing as it does in other parts of the
country. Also, other parts of the United States are facing an economic
slowdown, while the opposite is true in the Wyoming energy belt.
The Sheridan area is scenic, virtually crime and pollution free, and
minutes away from some of the best fishing, hunting, golf, and other
outdoor recreation in the country. Sheridan is home to an excellent
school system that features several brand new schools and athletic
facilities. Sheridan also boasts Sheridan Community College, which
often serves as a gateway to prestigious larger universities nationwide.
Buying property in Sheridan County has never been a better idea.
