In Sheridan, Wyoming, starter homes are a bit pricier than they used
to be. The medium home value in Sheridan for a two bedroom house
is $275,000. This is nearly triple the amount it was only twenty years
ago. Families just starting out often have to rent houses or
apartments, because buying just isn’t an option.

The Sheridan area has attracted many affluent retirees from other
parts of the country. The Powder Horn subdivision and others have
done a good job developing executive properties. There hasn’t been
too much development on the lower end of scale, however.

FHA and HUD loans help new families finance new homes with
minimum down payments – the problem is that so many families
can’t qualify. The existing homes are too expensive. Town planners
and local real estate developers are working hard to solve the
problem.

Several new subdivisions for affordable homes are in the planning
stages. Residents may buy lots and install modular homes on them
for much less than it would cost to build. Wildcat Run, east of
Sheridan is one such subdivision that has liberal covenants allowing
landowners to develop as they see fit.
